DTG Mech Services has successfully completed an HVAC plantroom upgrade at 189 Grey Street, revisiting a project first delivered in 2004. This time, the upgrade was carried out under new ownership, Marquette Properties, who aimed to modernise the ageing infrastructure.
The project was successfully completed over eight months, ensuring minimal disruption to the fully occupied office tower. DTG Mech Services collaborated closely with stakeholders, including mechanical consultant Tim Philp and Scott Taylor from Marquette Properties, to deliver a seamless and efficient upgrade.
A special thanks to Marquette Properties, Tim Philp, and all subcontractors whose expertise and teamwork contributed to the transformation of 189 Grey Street’s HVAC system.
This upgrade represents a commitment to modernisation, energy efficiency, and long-term sustainability for the building.
Services Provided
The redevelopment involved a complete rooftop plantroom redesign and a full HVAC system overhaul. Key improvements included:
- High-Efficiency Chillers – Installation of two York magnetic bearing chillers for enhanced performance and reduced energy consumption.
- Buffer Tank – Added to stabilise thermal load during peak demand.
- Heat Exchangers – FluidPro units installed to optimise heat transfer to the auxiliary condenser system.
- Cooling Towers – New BAC cooling towers for improved efficiency and quieter operation.
- Pipework – Fully redesigned to integrate new system components seamlessly.
- Building Management System (BMS) – A complete upgrade of roof plant controllers with fine-tuning by IB Services.
